POWER OF ATTORNEY

I, [full name of citizen A.], passport series ____ No. _____________, issued by _______________________________ on "__" ____________ ___, taxpayer registration number ____________, residing at [address], acting voluntarily and pursuant to Articles 244-250 of the Civil Code of Ukraine, hereby authorise [full name of citizen B.], who resides at [address], to represent my interests in relation to the purchase in my name, in Kyiv, Kyiv region and, if needed, other regions of Ukraine, of any apartments, residential and garden houses, non-residential premises, land plots and other immovable property, and after ownership is registered, to lease it, enter into agreements, carry out registration and settlement actions, and obtain documents and other materials needed to perform this power of attorney.
For this purpose, the attorney may:
- represent my interests before a notary, a centre for administrative services (CNAP), the state registrar of rights to immovable property and their encumbrances, the BTI or any other technical inventory provider, local self-government bodies, executive bodies, land resources bodies and territorial bodies of the State GeoCadastre, tax authorities, residence registration authorities, the condominium association (OSBB), the managing company, housing maintenance organisations, utility providers, banks, insurers, appraisers and any other institutions and organisations if needed to perform this power of attorney;
- submit and receive applications, requests, certificates, extracts, information certificates, a technical passport, a property characteristics certificate, acts, decisions, registration documents, duplicates, preliminary agreements, sale and purchase agreements, lease agreements and any other documents needed for the purchase and later use of the property;
- order and receive technical inventory, a technical passport, property valuation, an extract from the State Register of Rights to Immovable Property, an extract from the State Land Cadastre and other cadastral or registration documents needed for the purchase of the property, ownership registration and, if needed, state registration of rights;
- sign applications, handover and acceptance acts, receipts, declarations, preliminary agreements, sale and purchase agreements, lease agreements, supplementary agreements, banking documents and any other documents connected with this power of attorney;
- conclude, sign, amend and perform sale and purchase agreements, exchange agreements, lease agreements, mortgage agreements, pledge agreements and other agreements relating to the purchase and use of the property, determine the price, deadlines, settlement procedure and other essential terms at my own discretion, and receive and transfer any money due under such agreements;
- open, use and close the account needed for settlement of the purchase or for receiving rent, submit bank applications, forms, signature cards and other documents, deposit funds, make payments, receive statements, receipts, refunds of advance payments or earnest money and other banking documents, and dispose of funds within the scope of actions connected with this power of attorney;
- file documents for state registration of rights and receive extracts from the State Register of Rights to Immovable Property, decisions, refusal notices or other documents issued after the applications are considered;
- after the property is purchased, let it out on lease for the term and on the terms that the attorney may determine at their own discretion, and enter into and sign related agreements with the condominium association, the managing company and utility providers, and resolve utility charge and connection issues;
- pay the administrative fee, notarial charges, the cost of technical inventory, valuation, extracts, bank charges, service fees and any other mandatory payments connected with this power of attorney;
- challenge refusals, actions or omissions of officials and perform any other acts necessary for the full performance of this power of attorney.
This power of attorney is issued without the right to delegate powers to third parties. It shall be valid until "___" ____________ 20__ unless revoked by me earlier. It remains valid if the representative changes their residential address and/or passport.
