POWER OF ATTORNEY

I, [full name of citizen A.], holder of passport series ____ No. _____________, issued by _______________________________ on "____" _____________ _____, taxpayer registration number ____________, residing in the city of Odesa [address], acting voluntarily and in accordance with Articles 244-250 of the Civil Code of Ukraine, hereby authorise [full name of citizen B.], who resides in Nova Kakhovka, Kherson region [address], to represent my interests as a property guarantor of [full name of citizen V.] and to conclude, sign, notarise and, if required by law, register on my behalf a mortgage agreement under which the immovable property belonging to me is pledged to secure the performance of the obligation of [full name of citizen V.] under loan agreement No. __ dated "__" ___________ ____, entered into with the Joint-Stock Commercial Bank "Pivdennyi".
For this purpose, the representative is authorised to:
- represent my interests before a notary, a Centre for Administrative Services (CNAP), the state registrar of rights to immovable property and their encumbrances, the BTI or any other technical inventory provider, banks, local self-government bodies and other public authorities, institutions and organisations if needed for the arrangement, amendment, termination or state registration of the mortgage;
- submit, sign and receive applications, motions, forms, explanations, certificates, extracts, a technical passport, technical documentation, BTI documents, title documents, acts, receipts, agreements, supplementary agreements and any other documents needed to conclude and perform the mortgage agreement;
- submit to the bank applications, forms, copies of documents, explanations, draft agreements and other materials needed to agree the mortgage terms;
- sign on my behalf the mortgage agreement, supplementary agreements, acts, applications, notices, applications for the state registration of the encumbrance, applications for amendments, termination of the mortgage and removal of the encumbrance, and any other supporting documents;
- file applications for the state registration of the termination of the mortgage, removal of the encumbrance and entry of the relevant records in the State Register of Rights to Immovable Property after the secured obligation has been performed;
- obtain extracts from the State Register of Rights to Immovable Property, information about registered rights, encumbrances, prohibitions and mortgages, and any other information needed to arrange the mortgage;
- obtain and submit spousal consent, co-owner consent and other documents if they are required by law or by the bank's terms;
- agree with the bank on the mortgaged property, the amount and term of the principal obligation, the performance procedure, the enforcement procedure, and the terms for amendment and termination of the mortgage;
- obtain from the bank certificates, letters, confirmations of performance of the principal obligation and other documents needed to terminate the mortgage;
- pay notarial, registration, technical, banking, administrative and other mandatory charges, if they arise under the law;
- represent my interests in the event of disputes before all courts, as well as before the state enforcement service or a private enforcement officer, if the dispute or enforcement relates to this mortgage;
- perform any other actions necessary for the full performance of this power of attorney.
