POWER OF ATTORNEY
City of Kyiv, first day of October, two thousand twenty-four
I, [full name of citizen A.] (born "___" ___________ ___ year; passport ________, issued by __________________________________________________________ "__" ______________ ___ year; registration number of the taxpayer's account card - ___), residing at: Dnipropetrovska oblast, the city of Zhovti Vody [address],
acting voluntarily and guided by Articles 244-250 of the Civil Code of Ukraine, by this power of attorney I hereby authorise [full name of citizen B.], who lives in Kyiv [address],
to represent my interests in matters of state registration of ownership of apartment No. __ in building No. __ on Sichnevoho Povstannia Street in Kyiv, as well as in matters of managing this apartment, keeping it in proper condition, carrying out repairs, insuring it, and obtaining the documents needed for the further alienation of this property.
For this purpose, the representative is entitled to:
- represent my interests before notaries, administrative service centres (CNAP), bureaus of technical inventory (BTI), state registrars of rights to immovable property, local self-government bodies, executive bodies, housing and communal organisations, OSBB, the building manager, energy, gas, water and heat supply providers, communications and telecommunications providers, and any other institutions and organisations needed to formalise, manage and repair the apartment;
- order and receive documents, certificates, extracts and records needed for state registration of ownership, apartment management and repairs, including extracts from the State Register of Real Rights to Immovable Property, the technical passport, certificates about registered persons, certificates of no debts, a property-description certificate, other documents about the technical condition of the apartment, and any other documents that the notary or state registrar may require;
- enter into, amend and terminate insurance contracts for the apartment and property, contracts with the OSBB, the building manager and utility service providers, and contracts for repair works;
- organise and carry out repair works, including redevelopment and re-equipment of the apartment, with the right to obtain technical and other necessary documentation before the repair starts and after it is completed, and, if necessary, to submit documents for approval and permits;
- have free access to the apartment, submit statements on my behalf, sign documents, acts, contracts and other papers related to the performance of this power of attorney, and receive them;
- submit for state registration of ownership the sale and purchase agreement for the said apartment concluded with my participation, and receive it after registration;
- order and receive documents needed for the further alienation of the apartment, including property-description certificates, certificates of the technical condition of the apartment, certificates of no debts, certificates of the number of registered persons, and other documents concerning the condition and legal status of the apartment;
- pay on my behalf mandatory payments, administrative, registration and other expenses related to the preparation, management and repair of the apartment, and pay for services rendered and actions performed for me;
- order an expert inspection or other assessment if required by law or to protect my interests;
- perform all other actions necessary to protect my interests within the scope of this power of attorney.
This power of attorney is issued without the right of disposal, including alienation of the real estate mentioned herein, and the representative is entitled to delegate the powers granted by this power of attorney to third parties without further agreement with me. It is valid until the first day of October, two thousand twenty-nine, unless revoked by me earlier, of which the representative will be notified in writing.
The notary has explained to me the content of Articles 240-245, 247-250 of the Civil Code of Ukraine concerning the concept of a power of attorney, its form, term, delegation, termination of representation by power of attorney, revocation of a power of attorney and the refusal of a representative to perform the actions for which it was issued.
