POWER OF ATTORNEY

I, [full name of citizen A.], passport series ____ No. _____________, issued by _______________________________ on "__" ____________ ___, taxpayer identification number ____________, residing at [address], acting voluntarily and fully aware of the meaning of my actions, pursuant to Articles 244-250 of the Civil Code of Ukraine, hereby authorise [full name of citizen B.], who resides at [address], to purchase in my name, for the price and on terms known to him, an apartment, a residential house or any other real estate object, and after the purchase to manage and dispose of it within the limits permitted by the legislation of Ukraine.
For this purpose, the attorney may:
- represent my interests before a notary, a centre for administrative services, the state registrar of rights to immovable property and their encumbrances, the state cadastral registrar, the BTI or any other technical inventory entity, local self-government bodies, executive authorities, tax authorities, utility providers and any other institutions if needed to perform this power of attorney;
- submit and receive applications, petitions, certificates, extracts, information certificates, technical documents, cadastral plans, technical passports, decisions, registration documents and any other documents needed for the acquisition, use, maintenance and registration of rights in real estate;
- if the transaction concerns a land plot, submit documents for assigning a cadastral number to it, and order and receive an extract from the State Land Cadastre and an extract from the State Register of Rights to Immovable Property;
- enter into, sign, amend and terminate preliminary agreements, sale and purchase agreements, exchange agreements, lease agreements, handover and acceptance acts, addenda, deposit agreements, repair agreements and any other documents connected with the acquisition, use, disposal or transfer for use of the real estate;
- set the price, deadlines, payment procedure and other essential terms of the agreements, pay a deposit, pay an advance, settle with the seller and receive documents confirming performance of the obligations;
- submit statements about marital status and about the fact that the funds used for settlement are not part of the spouses' joint property, as well as any other statements and documents required by the notary or by law;
- pay the notarial tariff, administrative fee, fees for extracts, technical inventory charges, taxes, duties, commissions and other mandatory payments connected with the conclusion, notarisation and state registration of transactions;
- file documents for state registration of ownership and other rights in real estate, and receive extracts, decisions, notices, refusals and other documents issued after the applications are considered;
- enter into and perform agreements for the management, maintenance and repair of the real estate, organise and supervise repair works without redevelopment, and accept their result;
- receive rent, advance payments, deposits, expense reimbursements, insurance compensation and other funds connected with this real estate;
- file documents for registration and deregistration of the place of residence of persons in such apartment or house, if this is needed for the use of the property;
- if needed, apply to court and represent my interests in disputes related to the conclusion, performance or state registration of transactions concerning this real estate, and perform any other legally significant acts necessary to carry out this power of attorney.
This power of attorney is issued without the right to delegate powers to third parties. It shall be valid until "___" ____________ 20__ and in any event for no longer than three years from the date of notarisation, unless it is terminated earlier in the manner established by law.
The content of Articles 244-250 of the Civil Code of Ukraine, Articles 60-74 of the Family Code of Ukraine concerning spouses' joint property and the requirements of the Tax Code of Ukraine has been explained to me.
