aware of the general requirements, compliance with which is necessary for the validity of the transaction, realizing the significance of my actions and in accordance with the free expression of my will, which fully corresponds to my inner will, speaking Ukrainian, which gives me the opportunity to communicate with the attorney and notary without any language restrictions,
in accordance with and pursuant to the requirements of Articles 244, 1007 of the Civil Code of Ukraine on the basis of an oral power of attorney concluded with the attorney, at the premises at the address: Kyiv, Cherkaska Street, 6a, apartment 3, which is the workplace of the notary of the Kyiv City Notary District Kvitka Alla Mykhailivna, who was chosen by me as a notary for the transaction and to whom I applied voluntarily, by this power of attorney

in any institutions, organizations and enterprises, regardless of their organizational form and subordination, as well as before individuals on issues related to the following:
1) OBSERVATION (within the limits set forth in this power of attorney) of the apartment under No. __ in the building under No. __ on John McCain Street in the city of Kyiv and ensuring its viability;
2) MAINTENANCE (without alteration) of the above apartment;
3) LETTING OUT (RENTING) the above apartment.

For this purpose, the representative is entitled to:
 have free access to the above real estate;
 enter into lease agreements in my interests, as well as related (preceding) preliminary agreements, including advance payment agreements, deposit agreements, repair agreements, etc., on the terms and conditions agreed upon in advance and known to my representative, which does not require proof to third parties, a notary or other party(ies) to the transaction;
 represent my interests in this regard in any institutions or enterprises regardless of their organizational form and subordination on issues related to ordering, certifying, obtaining the documents I need (including in the relevant district state administration, local self-government bodies, executive bodies, housing and communal bodies, technical inventory bodies, notary bodies, any other organizations and institutions (such as, but not limited to, the following list district sanitary and epidemiological station, state fire protection authorities, gas supply authorities, relevant structural subdivision of energy supplying institution or other similar authorities, State Archive authorities, communication authorities, water supply company, etc, related to the proper execution of the assignment, and whose competence is related to (but not limited to) the representative's supervision of the above-mentioned real estate, its lease (rent), repair works, provision of electricity, telephone, water and gas supply; water and gas supply, telephone communication;
 to represent my interests before any participants of civil relations (both individuals and legal entities) regarding the conclusion of lease (rental) agreements on my behalf, including negotiations on this matter, notarization of such agreements, and settlements under them, declaring my income from the lease of the above real estate and paying income tax, if required by the current legislation of Ukraine, as well as in the notary, technical inventory, internal affairs, etc. authorities, to individuals - when such a need arises, etc;
 to submit on my behalf any requests, petitions, applications (both written and oral) related to the execution of the assignment, and to substantiate the requests and wishes set forth therein (including applications that will be necessary due to my interests or requirements of the applicable law (in particular, regarding ordering extracts from the Register of Real Estate Ownership Rights; issuance of extracts from unified and state registers, etc;
 submit any other documents necessary to resolve the issues referred to in this power of attorney;
 to sign for me on all documents, without exception, issued, submitted, drawn up, executed, certified in connection with this power of attorney (in particular, to sign agreements, applications, requests, petitions concluded within the framework of this power of attorney, which would relate to the execution of the matters specified in the power of attorney, etc;)
 to receive expert opinions, certificates, extracts (including from state and unified registers), copies of transactions concluded on my behalf, as well as any other documents related to the assignment and arising from the content and essence of the power of attorney;
 to organize and control the repair work, with the right to protect my interests in court in case of violation of the terms of the agreements;
 to receive money due to me from the concluded transactions and as insurance indemnities in case of insured events for the purpose of their subsequent transfer to me;
 pay for the services rendered and actions performed for me;
 pay taxes, fees, and other mandatory payments accrued to me, if required by the current legislation of Ukraine;
 raise issues of notarization of agreements, proper fulfillment of the terms of agreements, registration of transactions and ownership of property, when required by law, with the right to perform all necessary actions, submit and receive all necessary documents;
 to negotiate on my behalf on issues to be resolved in the course of execution of this power of attorney;
 perform any other actions within the limits and to the extent provided for by the current legislation of Ukraine for this type of powers of attorney that I would have to perform in person to resolve the above issues and that will be necessary and appropriate for the proper conduct of my affairs.

The power of attorney is issued without the right to alienate the real estate specified herein or any other property or property rights belonging to me and without the right to delegate powers to third parties.
The power of attorney shall be valid until February twenty-eight, two thousand twenty-five, unless revoked by me earlier, and the representative shall be notified thereof in writing.
The power of attorney shall remain valid in case of change of the representative's address of residence and/or passport.

The content of Articles 240-245, 247-250 of the Civil Code of Ukraine regarding the concept of a power of attorney, its form, terms, reassignment, termination of representation by power of attorney, revocation of a power of attorney and refusal of the representative to perform actions specified in the power of attorney, as well as Articles 60-74 of the Family Code of Ukraine regarding the status of marital property and conditions for its disposal, as well as the requirements of the Law of Ukraine "On Personal Income Tax" have been explained to me by a notary.
