I am aware of the general requirements, compliance with which is necessary for the validity of the transaction, fully realizing the significance of my actions and in accordance with the free expression of my will, which corresponds to my inner will, in confirmation and in fulfillment of the terms of the power of attorney concluded with the representative in accordance with the requirements of Articles 244, 1007 of the Civil Code of Ukraine,
in the presence of the notary of the Kyiv City Notary District Kvitka Alla Mykhailivna, who was chosen by me as a notary and to whom I applied voluntarily, by this power of attorney

in the relevant institutions, enterprises, organizations, regardless of their subordination and organizational form (including local governments, executive bodies, banking institutions known to the representative, notary bodies, housing and communal authorities, any other bodies, organizations and institutions on the territory of Ukraine (in particular, but not exhaustively): gas supply bodies, the relevant department of urban planning, architecture and regulation of land relations, the relevant energy supply company, the authority
1) by entering into a loan agreement and obtaining a loan from PJSC "KREDOBANK" (Kyiv) for the purchase of real estate;
2) acquisition (purchase) with the use of funds obtained from the said banking institution of real estate, including non-residential building at: Dnipro region, city of Dnipro, [address];
3) registration of ownership of the real estate acquired under this power of attorney with the technical inventory bureau;
4) entering into a mortgage agreement for the real estate acquired with the use of the funds received by me from the bank as described above to secure my obligations under the loan agreement with PJSC "KREDOBANK" (Kyiv);
5) ordering, preparing and obtaining for me the DOCUMENTS related to the REPAIR (including redevelopment, reconstruction, project approval, commissioning of the real estate object, etc.) of the real estate owned by me on the right of private ownership and known to the representative of the real estate, and subsequent legal registration of the legality of such repair, including obtaining from the relevant authorized bodies the technical documentation for the said real estate after completion of repair (construction) works and, if necessary, new title document.
For this purpose, [full name of citizen B.] is entitled to:
submit on my behalf the relevant documents related to the execution of the power of attorney (including statements, the need for which will be caused by my interests as a future debtor under the loan agreement, the owner of the pledged property or the requirements of applicable law (in particular, family, civil law, mortgage law and notary law; to order an extract from the Register of Ownership of Real Estate; to issue an extract from the Unified Register of Prohibitions on Alienation of Real Estate; an extract from the State Register of Real Estate
to order an expert evaluation (appraisal of the pledged property), if required by law or if necessary;
provide arguments and considerations on all issues arising in the course of the execution of the assignment, as provided by law;
to agree on my behalf on all issues that may arise in the course of the power of attorney;
determine the terms and conditions of contracts, including their amounts, the procedure for receiving money, securing fulfillment of obligations, the settlement procedure, and negotiate on my behalf;
receive (transfer, etc.) the amount of money provided to me as a loan from the bank;
sign any documents related to the assignment, including applications, petitions, loan agreement, preliminary agreements (with the right to make advance payments), purchase and sale agreement, mortgage agreement on terms and conditions that are known to him/her in advance and do not require any additional approval from me or proof of such fact to third parties, other documents arising from the power of attorney and/or related to it;
to submit to the relevant technical inventory bureau the title deed and/or other documents, if any, in respect of the real estate acquired under this power of attorney;
to receive copies of agreements (including credit, preliminary, sale and purchase, mortgage, etc.), certificates, technical documentation, decisions, permits, approvals (consents) of competent authorities, which belong to me, a title document in accordance with the requirements of the law, registered with the BTI or a registration certificate thereto, as well as any other documents that, although not directly mentioned in the power of attorney, follow from its essence and are related to it, if such a need arises;
to settle on my behalf the relations with the authorities engaged in the provision of energy, gas, water, heat supply services, as well as telephone and telecommunications services, taking all the actions that I would have to take personally;
have free access to the real estate acquired under this power of attorney;
to prepare all documents, without exception, for repair, redevelopment, reconstruction of real estate, based on the terms of the power of attorney agreement;
represent my interests in this regard in any institutions or enterprises regardless of their organizational form and subordination on issues related to ordering and obtaining the documents I need (including in the relevant district state administration, local self-government bodies, executive bodies, housing and communal bodies, any other organizations and institutions of Ukraine (including, but not limited to, the following list): district sanitary and epidemiological station, state fire protection authorities, gas supply authorities, relevant department of urban planning, architecture and regulation of land relations of the district, relevant energy supply authorities, State Archive authorities, communication authorities, water supply, labor protection, etc. - on issues related to the proper execution of the assignment and whose competence is related to the resolution of issues of interest to me, as well as in the notary, technical inventory, internal affairs, etc. bodies - when such a need arises, etc;)
to pay for the services provided to me, pay on my behalf the state duty (its rate), the fee to the Pension Fund of Ukraine from the purchase and sale of real estate, etc;
perform all other actions within the limits and to the extent provided for by the current legislation of Ukraine for such powers, which, although not directly mentioned in this power of attorney, follow from its essence, are related to it and will be necessary and appropriate to protect my interests within the framework of this power of attorney.
The power of attorney is issued with the right to delegate powers to third parties (except for obtaining a loan and signing all agreements provided for by this power of attorney, which is carried out personally by the representative under this power of attorney) with the obligatory notification of me of the delegation, and is valid until February twenty-eight, two thousand twenty-seven, unless canceled earlier than this date in accordance with the procedure established for this purpose, which I will notify the representative in writing.
The content of Articles 240-245, 247-250 of the Civil Code of Ukraine regarding the concept of a power of attorney, its form, terms, reassignment, termination of representation by power of attorney, revocation of a power of attorney and refusal of a representative to perform actions specified in the power of attorney has been explained to me by a notary.
